Perth property prices did fall more tham most and have not yet recoverd to the extent of say Sydney but the months of April, May and June did see the start of a price rise with a growth of 3.5%.
Not much I admit but it may just be the start.
I doubt that you will see the huge growths again in Perth but over the long term it is a one way street, UP. |

It is not the owners fault, it is supply and demand.
Land is scarce, Sydney is enclosed with the blue mountains and national parks.
Perth is spreading out along the coast, just like LA in the USA, with goverment red tape keeping land releases to a minimum, keeping land prices high. When I lived in perth it was actually Labour party policy to NOT release land but to infill in older (more expensive suburbs) they even built housing commision in Subiaco. I am not ure what your new liberal goverments policy is, probably the same I would guess.
Perth probably has cheap houses but these will be inland or in bad areas.
I guess you get what you pay for. |

Even in poor old sleepy Perth, prices over the next 10 years will probably double.

Probably will because they keep allowing so many immigrants here that there will be even less houses available than there are now. Australian born people are being forced out of their own state by them because there is nowhere affordable of available to live. |

I think you'll find that immigration has contributed next to nothing to the increased housing prices - given immigration to this state has been a continual trend. There are far more complex reasons for the current state of market.
So yeah, there is plenty of stupidity in the comment. Besides, it is somewhat obvious that Kym's post is driven by stupidity rather than reason. |

For decades Perth Housing prices were very low by Domestic and International standards.
It only needed the recent mining boom to trigger the price rises to the levels of today.
When I moved to Perth, Selling one house in Sydney would buy you 2 or 3 houses in Perh.
When I left Perth to return to Sydney, I thought it was equal or better. Even though the median price stats showed that Perth had not quite caught Sydney. If you take out the Sydney Harbour suburbs you will find that your Perth house will buy you at least the equiv or better in Sydney.
Now to the point, Perths recent house price rises, have got nothing to do with long term immigration, In fact since Perth was heavily populated with the Poms in the 1950's, during Menzies populate or perish policy, You could actually say that these Poms were the ones responsible for keeping the prices of houses down until recently.
There may be a argument for saying these Poms were responsible for making Perth Dullsville but that is another story and involves people leaving a war torn europe and we will not go there as I do not wish to upset the locals. |

Houses of which there is a limited supply?
c`mon king, look in the real estate section on the weekend papers, there are hundreds of houses in all price ranges for sale, there are also a lot of rentals available, i admit the prices are higher than we were used to but perth houses were very cheap compared to eastern state prices for a long time, we have simply caught up. |

| Not being in the market for a house or rental, I don't really know whether there really is a shortage or whether it's all a load of hot air. Most likely hot air...but I do know what is out there is, in general, massively overpriced, especially in the lower price range. |

Perth house prices having fallen to steeply over the last 2 years are set to bounce back.
New Oil & Gas projects, Uranium mining and other resource projects are about to take off again late this year and for the forseable future housing is going to be short meaning higher prices.
It is simply supply and demand.
Now is the time to buy in WA. |

They stated possible only and went on to say that the prices will risedue to immagration and a under supply of houses. Also they stated the prices in australia were 20% high not that they would fall by 20%.
The mining boom is set to take off again.
There is a shortage of houses.
Immigration must rise due to the mining boom.
Interest rates are still low.
There is only one way for house prices up and up. |

I have noticed there is now an abundance of rental properties on the mark which is good for the renter, not so good for the landlord.
Landlords are now having to drop their prices in order to rent their properties.
The rental property next to me has been vacant for several weeks because the asking price was too much.
From today the price has been reduced by $40 per week. |

| With upto 220 people a day coming in to WA who all need somewhere to live prices will go up because demand is up and supply is low. These people are often cashed up and prepared to pay over what a local might. There have been bidding wars for rentals here in the past and will be again very soon. |

Perth house prices have risen 4.5%, interest rates have risen, the population is rising fast. Houses are not being built quick enough.
Were does that leave rents.

Cottesloe
Swanbourne
Floreat
City Beach
Hillarys
Sorrento
Ocean Reef
Iluka
Mindarie
Avoid suburbs away from the coast
The coastal suburbs with drug problems appear to be Scarbrough, Trigg, Northbeach but there are still some very very expensive properties in these suburbs.
Give Scarbrough a miss though, if I was you. |
