Hi all, I am trying to find a block of land around the Launceston area and have done lots of internet research and have narrowed down to Blackstone Heights, Lilydale and the Shearwater Port Sorell area to suit my price range and other personal likes/dislikes. We will be visiting Launceston later in the year to go looking but I need to narrow down my search before we arrive there. I would appreciate any thoughts on any of these places from people who are familiar. As we are nearing retirement age, we aren't necessarily looking to be close to schools and shops. Golf courses are good though! I am still open to other suggestions too but have decided to stay away from the Tamar Valley sadly. Thanks.

Hello, Blackstone Heights is a good area in Launceston, Has lovely homes and bush blocks available, Close to the casino and the casino has a great golf course, Shearwater is good also though im not familiar with the area as much, Not sure about golf courses there.Lilydale is a quaint little town 15 mins from Lton but no golf course. Mowbray golf course in Lton would be the closest.

Shearwater does have a golf course....a very good golf course, its also very close to the beach (something blacktone heights and lilydale do not have) and has unique seaside village feel.

before making any offer on land i would check the government valuation as the land prices are grossly inflated in tasmania and there is no infrastructure to support the asking prices

Maybe they are not after infrastructure john. Maybe they want a peaceful retirement away from the frenzy and madness of the mainland.

try the tchange site for good advice with relocation, and if you are purchasing property it's a sensible idea to check with the council and be sure the previous owners have settled up long standing council rates owing, otherwise you might be stuck with paying them yourself after you commit to buy.

everestau2002...... That's Fair eneough I'd say. So how do you feel about mainlanders (like myself) who are Not loud mouthed,hate Greenies,& just want to live a quieter peaceful lifestyle?

I dont think the whole message would have been deleted, Because for that to happen every word you typed would have had to be a swear word. And anyway any offensive word would have had ***** to replace letters in the word.

OK thanks jluo. Anyway, as I was saying in my post (that was removed!), I found Tasmanians warm and friendly and hospitable. We particularly loved Launceston, it's just the right size and the shopping and the people are great, not to mention the beautiful food. That's why I am trying to buy a little piece of paradise.

It great to hear something positive from others about Tasmania, And im sure you will find what you want here as far as housing goes. And yes the lifestyle is very good here. And Launceston is lovely. Good Luck!!!

We went through a similar process to you and about four years ago set up home in Shearwater. We love it the area and being familar with the other areas you mention would still say Shearwater suits our needs.

Shearwater is closer to Devonport which is a really nice city, A couple of other places either close or in Launceston is Travellers rest and Hadspen 5 min drive from Lton and close to golf course at the Casino, And Prospect which is where the Casino is situated.

I wouldn't choose Shearwater as a place to live, because I am preferential to no neighbours, but some of the areas around Shearwater are really nice and the golf course is a good one.
Penguin golf course is a cracker, but the best one is the Burnie golf course.

Thanks very much, I really appreciate you taking the time to give me these tips. I had also noticed Travellers Rest and Hadspen so will give them more attention now. It's so great to get suggestions from people who actually know the area because I am flying blind really. Also thanks for the golf course information, my husband will love that!

Btw, how much money do you intend on spending for a property? It may have a large bearing on where you plan to live.

Wade, somewhere between 60,000 and 100,000 for a block of land so that precludes me from a lot of places I know. We would like to be within striking distance to Launceston. Initially started looking in the Tamar Valley and even found a couple we were interested in at Beauty Point, but the whole Pulp Mill thing has put me off, so decided to look elsewhere.

There has been a bit of a land price crash in the Tamar and there is some healthy speculation that the mill is virtually doomed to self destruct.

Beauty Point, Exeter areas are a good choice, but the thing to keep in mind is protection from the westerlies and southerlies, so a hill-slope facing nth east is mandatory, or forestry (nat park) behind your intended block.
