how many people actually get their full rental bond returned in full after exiting from rented premises?

even after you have ensured the premisis is better nick before you moved in????????

do all realestates bite.

We moved just over a month ago and got our full rental bond back. There was no dispute about it.

We've moved into a house where the Real Estate are taking the previous tenants to court. As they had to get in professional cleaners and repair all of the fly/security screens and replace all the carpet in the home, due to them having cats and after the professional carpet cleaning x 2 still stunk like a 100 cats peed on the carpet.

So they won't be receiving a cent of their bond back. I think that's fair.

Real estates suck in general i think... Well my real estate does anyway, they're more interested in the landlords business than actually helping ppl find another house to live in after they've kicked them out for daring to dig their heels in over a stinking bath tub!! We found another house, and i WILL be getting all of my rental bond back, this house was a dump when we moved into it, and it's still a dump now.. the only difference is, now the dump is clean :-/. I took photos of the house, and do with every house we move into , then I have proof if the landlord decides to get nasty. The last house we moved out of, i got professional cleaners to come in and clean the house, touched up little nicks in the corners in the paint, only to find out that the guy that owned the house, had used 4 different colours in the paint, and just mixed them all together so he'd have enough paint to cover the walls.... no wonder i couldn't get a touch up paint to match. The real estate ended up getting a painter out, who proceeded to tell them that he needed to paint the WHOLE WALL because the corners didn't match the rest of the wall.... they took my whole rental bond, and in the end i owed THEM $40!!! This time, I've got a private rental, not through a real estate, I've heard that they're much better because there's no 3rd party when it comes to getting things fixed/repaired in the house.... lets hope so huh....

Dig your heels in and go to the tribunal, any painter worth his salt can get a decent colour match, and if not no single wall should cost that much to paint, besides which comes under fair wear and tear provisions .
I had been in a similar position, real estate agent who was spruiking work for his relatives who then gave him?? a kickback, managed to get him to admit this at the tribunal, tribunal ruled in my favour, and he lost several landlords as well.

i recently moved out of the rental property i was in.
3/4 weeks before exiting i had a housing inspection to which the realestate lady did not complain or give me any feed back as to wether the premisis was not acceptable, on exiting the premisis the house was cleaner than when i went in with professional carpet cleaning done ect. the day of the exit report she said that everything was fine and that i only needed to whipper snip some weeds and i instructed her to take it out of my bond and also 2 fans that i could not reach. everything was good she agreed and i was under the impression that all was done. a week later she sends me a bill for $500 when i questioned her on this she said - i went back did another inspection and I found more things wrong, the bill had gerni of the exterior wall of the granny flat, move a cupboard from the flat into the main house which i would believe to be on the same premisis so would not matter whether it was in the granny flat or the main house, and so many other things.

I am disputing and applied for my own bond to which the realestat will now have to consider challenging it.

I dont mind paying and extra say $200 but not $500.
I dont mind waiting for my money.

She was very rude and abusive and i spoke calmly and clearly to her and she was even more cranky.

I have since returned home to my own house where i dont have to answer to anyone but myself and i vow never to go down the renting road again.

Our home is an ex-rental, we brought it from the last landlords.... When we inspected it, it was in reasonable condition, when we took possession of it lots of things had happened in between..... Did the "tentants" get their bond back... Ya darn tootin' they did.... The real estate that was property managing it inspected it in less than 30 secs, they weren't the ones we bought it thru, they didn't care... We tried to fight for compensation but were told the deal was sealed, the tenants that left wanted to buy the house but no bank would give them any money.... They knew we were buying it to live in & were just revengful ferals, if they couldn't stay here then they would show us.... We moved in and had at least 2 1/2 yrs of debt collectors etc looking for the previous tenants... Sometimes I guess the bond system just doesn't work the right way.....

I also rented by myself, but stupidly I did it straight thru the owner, I was an exception tentant whom always paid on time, whom looked after the house like my own yadda yadda. My landlady wouyld basically do an inspection every week on a Tuesday night, front at the door invite herself in sit at the kitchen table & wait for her cuppa etc.... I dutifully made a cuppa etc, because I had 2 small fully housetrained dogs & 1 cat, which she allowed me to keep, so I always was over the top with cleaning.... I got a job transfer & it was in another town, I knew she would not be happy with loosing her bunny that was caring so well for her house.... I paid 3 weeks more rent to buy time to make sure EVERYTHING was spotless, didn't want any repercussions, I did my half of the exit paperwork for the inspection hen she mailed me hers, along with a letter & the full bond..... The exit inspection was to say the least a lie on paper, the letter stated how disappointed she was with the way the house was left, but she refunded my bond in full!!!!!!!
So in many ways interprutation of one person's clean has a large bearing on the situation....
NEVER NEVER NEVER rent privately I say from someone you know!!!!!!!!!!!!!!!!!!!!! !!!!!!
That was an experience I will never forget, she used to just let herself in my house whilst I was at work & say she needed to fix something.......
The things you do when you love your pets.... LOL LOL

I was told that i wasnt allowed to have any pets which was sad but fine. we have a little dog who is apart of our family, but she had to stay with my Mum for the whole 8 months we rented, she missed us so much, we decided to get out and the landlady said as one of the things that was worng was that the carpet looked liked it had been chewed up by a dog or a cat - i reminded her that we were not allowed pets and that the carpet was old due to fare ware & tear as it was an entrance way.

she would also ring me and say that the landlord said that i had too many cars I had a work car, a personal car and my sons car, plus whoever would drop by to visit me.

the other thing was i had too many fridges, I had a fridge on my front porch, we did alot of entertaining out on that front porch. she aslo told me that the neighbours were complainng about visitors parking on the front lawn which was council land anyway, crazy thing is all my neighbours i Knew and most were relatives of course she was unaware of this. I just couldnt take the harrasment anymore but i knew what my rights were as a tenant and would always remind her of them and she would take a few steps back for a while and then try something else.

LOL no Innisfail North Queensland.

I do understand where the realestates & Landlords are coming from in regards to Tenants as there are some really bad ones out there but that dosnt mean all tenats a disrespectful to property.

while i was residing up north paying rent we were renting our own home in the Isa out to cover the mortgage,privately with no regular contact with the tenants we put too much trust in and got they skipped out on paying rent they moved in the night and left the premisis in a state and they were people we knew, or thought we knew, but we have put it down to a lesson learned and maybe fate with them doing a runner which left it open for us to return to the house and get out of the situation we were in - ( Renting) and of course our little puppy dog is so much happier because she is home in her own home with us. like you said for th love of our puppies.

There is one real estate mob in Mackay that are really bad. A woman running a professional cleaning company said they were sending her to houses in Mackay that didn't have one thing wrong with them - not so much as a fly in the window tracks.

When I moved here - I put everything on the form (like little hand prints all over the walls) and was told that leasors would be around to do a new report and it would have to be left in the clean state I put it in and not the condition I found it?????

Should I have never cleaned the joint?

I used to go around with a video camera and get the whole place on tape before I'd move in. I'd then send a copy to the agent. Never had any problems. I've always got all my bond back.

Thank God I've now got my own home. Sure, interest rates rises are a killer, but much better than dealing with a landlord!!

As I said previously, the tenants that were here in my place ain't getting their bond back, due to badly peed on carpet. The real estate called yesterday to ask me to sign a Stat Dec on the state of the carpet as it's going to court.

I have a feeling the real estate will win, they have some very strong evidence, including a statement from the professional cleaning company worker. Who arrived at the house to clean early on the morning we took possession. The odor was so bad, she vomited in the garden. It must have been bad.

Is it a wooden floor underneath? I know of one house that the cat urine had soaked into the floorboards. When they lifted the carpet - near knocked up out.

We all understand bond is there to pay for damage if need be. But sometimes the real estate claims are sheer lies.

No luckily Nessa it is concrete. But even concrete can soak up the pee and leave a nasty odor.

My mate rented through the same real estate I was with previously... and the property manager and her locked horns. When she moved out, she wasn't getting her bond back due to insects in a light shade. That's a tough call. But she got it all back after a few words.

Funny enough, that property manager don't work for that real estate anymore.... wonder why? Maybe someone complained?

I always take photo's of all rooms in any house we rent. Paying particular attention to any marks or faults in them. that way they cant say that damage was done by you. Very few houses we have rented have been left in the same state as we found it because most we have left cleaner and in better nick. only ones left the same were in immaculate condition to start with. me and my family take pride in the house we live in whether we own it or not. it is a matter of self respect.

I was told this by the RTA when things went sour for my bond return. When the real estate sends out their bond return form with their claim for dollars, if you don't agree, DON'T SIGN IT. Get your own claim form from the RTA website, fill it out for what you believe is fair, then lodge it with the RTA. The real estate then has to contest it, meaning they pay for any costs i.e. legal fees, etc. The one time I had to do this, the real estate caved and paid as per our form, no contest.

We rented our home out as we went to work overseas for a couple of years. Executive home on 1 acre with pool. The Real Estate charged us $200 per month for admin fees and we charged 420 per week rent. We really wanted good tenants and ones that had knowledge of pumps and pools etc. We were assured by, sounds like "bookers" at Browns Plains that they had found very suitable tenants that had rented for 5 years on a property with raving reviews. In the time that we have rented the property, the pool pump blew up, the brand new kreepy Crawley was smashed, the Main Pump to the water tank blew up, the pump on the sullage blew up. The toilet just happen to come away from the wall, the shelf in the walk in pantry just happened to fall off. The Real Estate honed in us as soon as in issue come up and we org *** ed repairs immediately. We gave them their notice and they moved out a few weeks ago and come inspection time, my daughter went with the real estate to check the property as we were still out of country. Two large holes in the walls, Shower screen smashed, carpets stained with animal pee, cigarette burns on the carpets in the bedrooms, the drain pipe in the master bathroom smashed, pool filthy, bbq had not been cleaned in all the time they were there, 1/2 inch sludge of grease in tray. Sullage hose not connected to the underground pipe resulting in dirt falling in, blocking it. My rose garden was amazing, rose bushes reached heights of 8 feet...lol, never been maintained. We instructed the Real Estate to get the repairs done immediately as I was going to make sure these ferals did not get one cent of their bond money back until all the repairs were done and as we were not continuing our association with the Real Estate agent, they were not really interested in pursuing the damage and issues. These tenants now live on another property. Who gave them the glowing reference? Never again!
