| We are thinking of selling our home. Does anyone know who would be a good real estate agent to go through in Mackay? Sick of being ripped off when we lived in another town, so any recommendations would be great. |

| Hi cyndale1. Read your message re finding a good Real Estate agent in Mackay. If you are still looking I can help. I am a good Real Estate Agent and have had a great deal of success. My last property went under contract in 4 hours. (yesterday). I love my job and get a huge buzz out of helping others and achieving great results. I go that extra mile eg I have vacuumed homes and done dishes to make a home look nice for inspections. I have gone to vacated homes and watered plants and checked on swimming pools. I feel it is all part of the extended service an agent should provide. Some of the comments you received are correct and I have experienced some very poor agents myself. There are also pool secretaries, sales assistance (especially in Mackay), cleaners. I hope to hear from you so that I may be able to help you sell your property or you may know someone who wants to sell. I also offer an insentive to people who refer sellers to me. I can discuss this with you. |

| What does a hard working agent do??? I hope this is not meant as a dig! I am a hard working agent who goes the extra mile for the sellers & buyer I am working for. I dont just except how a home is presented at open houses/inspections. I arrive earlier & make sure everything is neat & tidy - do any dishes that may be around, straighten beds, vacuum if necessary. I have also gone to empty houses & made sure the pool is not overflowing/too empty, that it is skimmed, plants are watered, hose down footpaths & driveways. If a home is a little cold & boring I will take music to inspections to add a little warmth. During the sale process I dont just wait for the sale to go through & hope for the best I follow it through & ring Solicitors, pest inspectors, banks & keep on top of the process. I have had some very difficult sales & some very difficult people to deal with where it would have been so much easier to walk away. But I never do - I am stubborn & stick with a sale no matter what. I get out in the rain at opens. I did open houses during the resent cyclone threats, checked my homes were ok, walked buyers to/from cars with an umbrella so they didnt get wet. Peolple dont realise the long hours put in by agents & some of the bad stuff we put up with. I recently had a listing that the tenants were difficult & I had to work to their hours to show people through. I was respectful to their needs, asked numerous times if they were in a position to purchase the home (each time told no), got an offer in writting, got to the counter offer stage, have the seller not return my calls only to find out the tenant & seller had done a deal behind my back with each other. Nice - that cost me $3,000. So all the work I put into that sale I got nothing out of it but a bad taste for the tenant & the seller. And people think sales agents are the liers. Good agents work hard - very hard. |

| Obviously this was having a dig. What you obviously dont understand is that I AM WOMAN! I can do anything as I am amazing. If I was so inclinded to run a marathon I know I could, and while doing so also have the house clean, clothes washed, dinner ready for the family when I got home. Could you? |

| Merridee, I didn`t actually ask the question about good agents, but 39 yrs in associated industry has shown me that the most important attribute of a real estate agent is to be able to sit around for very long periods of time. And to be prepared to tell porkies - plenty of porkies. |

Try owner.com and sell it your self , we purchased out home from the site, it is all across Australia and you would be surprised how many people sell like that and only a VERY SMALL COST.

| Another thing I would not trust any Real Estate Agent, I have seen the way they work over the years and now would never buy from a agent, so now I only buy private sales with a lawyer... It is a hell of a lot cheaper, both the buyer and seller are a lot better off. Real Estate agents are a rip off, they take thousands of dollars for What? putting a add in the paper ( you can do that) and open houses (you can do that) and in the end you keep the money in your pocket. |

| Thank you Simon. It is a shame when people have to attack another persons integrity & personality. I can agree with alot of the comments made by some of the people as I have also bought & sold through agents that I would not recommend to anyone & who should not be in the business. But, like every profession, it has its good & bad. I think people should make their own choices but hopefully keep an open mind. If you can get a good deal without using an agent then go for it. But there is no need to lump all agents in the same basket or to attach them & miss quote. If people read back at what I have already written they will see comments were streatched alot by Rob. I am doing my job & putting myself out there. If anyone would like a sensible adult conversation with informed information please let me know & we can discuss it in a different more private forum. |

Nothing personal merri but you still have not answered my question, in Walkerston how can agents (there are a few) who can sell land that has not even been registard at the titles office?
And from my experence there have been no good agents all bent and that is also in WA as well as QLd so tell me why is that so? |
