Basically anything you do before you get a tennant is Capital expenditure, so you will only be ably to claim 2.5% every year on what it costs. Repairs once you have a tennant are claimable, but you technically, cant improve it, just repair it.

You should be able to claim depreciation on the renovations but not an up front deduction for the costs.

Quick question!

Early last yr i purchased a house. Im currently in the process of moving out to rent my own place elsewhere, so i can commence bathroom/kicthen renovations before putting a tenant in in approx 2 months. Are those renovations taxable even tho there is no tenant in it yet? Or i can only claim things on the property once a tenant is in there? Thanks!
