| Basically anything you do before you get a tennant is Capital expenditure, so you will only be ably to claim 2.5% every year on what it costs. Repairs once you have a tennant are claimable, but you technically, cant improve it, just repair it. |

| You should be able to claim depreciation on the renovations but not an up front deduction for the costs. |

Quick question!
Early last yr i purchased a house. Im currently in the process of moving out to rent my own place elsewhere, so i can commence bathroom/kicthen renovations before putting a tenant in in approx 2 months. Are those renovations taxable even tho there is no tenant in it yet? Or i can only claim things on the property once a tenant is in there? Thanks! |
