You should be fine to rent it out for up to 6 years without CGT consequences, so long as you do not establish a replacement principle residence. ie you can only get the exemption on one house at one time (exect for limited circumstances)

I have been renting a house with two other people down the road for the last 2 years, and yes, it is my only property.

Is the house in question your only property? Where have you been living the past 2 years? (ie renting, bought new house or moved overseas?)

I bought a house in 2004 and lived in it alone for 2 years. I then moved out and have been renting it out for the last 2 years. If I were to sell it now, would I escape CGT???
