Hi there! Do you still have properties on S/E Qld...? I am seeking a property on vendor finance as I have a bad rating and want to find my mum a place to live. I can afford approx 2k per month with no deposit... I thank you in advance and look forward to your response...

Also some Community Organizations have similar to "financial planners" people there to help people understand and improve their budgeting.
Is cost effective for these, if recession comes it will again be an area of great need for service.

| If you have trouble doing what pol pak suggests yourself, maybe a financial planner can do it for you. I realise this would cost money, but the benefit could quite easily outweigh the cost. |

sort out what you owe, make a list for each loan, each regular expense, with amount owed, interest rates, required payments.
Spreadsheets are great, add a column with formula calculating interest accruing to each loan each day, and play at changing difference paying some extra money can make over a year, or longer.
Small changes can provide large long term savings.
Chaning from interest calculated monthly to daily can make a change.
Usually pay off higher interest rates best, as each extra dollar there lowers the interest accruing most.
Perhaps shuffle loans to where loan interest becomes tax deductable which helped self a lot !
Took out some cash loans, paid out long term loans, for there were clearly significant savings from lowering the interest rates.

| trusts won't help with bankrupcy due to clawbacks. Even ignoring that who is going to pay the stamp duty on the transfer when they are already under financial strain? (unless your state has an exclusion for retaining beneficial ownership) |

Just becareful about going bankrupt.Landlords dont take too kindly to defaulters.
i would look at setting up trust to get some protection and then negoiate with the banks |

| I think ACA ran some shows about avoiding bank charges etc, try contacting them as they may know some people that can help. If you already have a bad credit rating and negative equity in your home, you might want to talk to a lawyer about filing for bankrupcy. Depending on your circumstances you may be able to then go back to renting and save some money to start all over again rather than struggling just to get back to square one. |

We are in a bad position and would love some help. We are with a Non-conforming Lenderdue to a bad credit rating. We had a child with a medical condition who required treatment 2 & 1/2 years ago. We got behind on our repayments. We have been accruing a weekly late fee of $120. We pay above average interest rate. So, now we are stuck between a rock & hard place as our loan is now higher than the house value...
We earn over $5500 per month & have a small personal loan($50 per week) Any Ideas??? |
