There's calculator that calculates the true break cost using open market rates & will do the break even analysis if you investigating to refinance
It's pretty simple to use
1) Click on the click to edit button
2) Input fixed amount
3) Input your fixed rate start date
4) Maturity date and fixed amount

Reading your damn loan contract would be a start. No doubt you'd be sitting round scoffing like a cat at a bowl of cream if rates were 17% right now.
You came, you gambled and you lost.
What's the lesson? NEVER EVER FIX INTEREST RATES. NEVER EVER.

Wishfull thinking, check wording re early payments as different to early termination.
Few years ago read of similar problem.
IF they early settled in full they had to pay fee$, however early payments allowed so as to get ahead a bit without incurring fee$, provided did NOT not close out the loan.
Without limitation on early payments, they paid almost entire loan out, leaving about $10 per month loan balance plus interest on monthly balance due to be paid for last couple of years.
Reduced residual balance still paid interest at higher rate, however interest calculated on reduced rolling balance was still a lot less ;-)

Look, unfortuantely you bet against the money markets.
There is nothing to be done except:
a) Pay the break costs
b) Stay on the product you are on.
The terms of a fixed rate loan are provided to all borrowers and the risks are there for everyone to see. Once you fix your rate you are "out of the game" so to speak - What the RBA does no longer effects you, because you opted out of the rollercoaster. |

Lesson to be learnt from this.
Do not fix all the loan. Fix part of the loan. If they do not allow part fix, choose a different lender that does. |

| Hi. Please contact me if you know how to break free for less because I am in the same situation. I fixed my loan for 3yrs, and still have 2 yrs left at 7.89%. My bank are trying to charge me $24,191 (yes thats not a typo) to refinance, even if we refinance with them. |
