There are a range of mortgage products that can help you, that are available from both banks and non bank lenders in Australia (although it is probably better to stay away from non-banks right now). Solutions range from joint loans, to individual loans through to guarantors. They might cost an extra couple of hundred dollars to set up (not thousands), but from there, they charge and operate like a regular mortgage.
The key is to understanding what kind of loan structure you need and what your current position is and from there it is fairly straight forward to work out the most cost effective options.

| a 50/50 partnership would be a really good sensible idea except for a few simple things , human nature is one of these problems , it will start off really good , then one of the partners will get another partner , and then the mind games will begin , a 50/50 partnership needs to happen inside a family type business for any chance of survival .......even then its a high risk strategy . |

A partner is only a partner as long as he/she is a partner
The assumption that a partnership goes on for ever is sadly not substantiated with facts. In fact, there are more divorces and split partnerships than continuing ones and that is all disregarding ill health and accidents.
If you DO go ahead with the 50:50 idea, make sure you are covered with a legal document which considers splits, ill-health and death
Counter question:
If you are keen on 50:50 does that mean you can't manage the debt on your own salary?
If so, forget it and bet on the lottery
All sounds hard perhaps but too many 50:50s became 100:0s

| Please could someone help, is there a product or company out there that would become a partner and invest 50/50 in a property with myself. Earn to much to apply to government and can not qualify for the full loan amount. I earn gross over 100k a year and would easily repay loan amount of 300k plus additional rental costs paid to partner. |
