| I can help with your finding the funds for your home and working out the best way to go. If you are both eligible you can get the first home owners grant ($7000) and if you purchase the property for under $500,000 you also do not pay stamp duty. The key things to consider are debt serviceability and security. Usually you can borrow up to 90% of the value of the home, however if you have poor credit then this reduces somewhat (usually to about 65-70%). To obtain the addition funds, private lenders can take a 2nd mortgage but most will only go to 85% of the value. This will still leave you short. My suggestion is that you take out a personal loan for the debt you have and repay it without missing any payments. This should clear up your credit history within 3 months. |

| we want to buy our 1st home house we would like to buy is 139 acres on the river ..would like to make some kind of money from it ,(extra income to help pay loan) have business plan would like to use house as security( one we plan to buy), would like all debts/defaults/loans( $30000 est) into home loan so we only have 1 payment a month.... want kind of deposit do you think may need? Don’t have a deposit... husband been in same job for 6 years now and im a stay at home mum we have 5 kids we don’t think our credit is really healthy NEED HELP ON HOW WE CAN DO THIS PLEASE looking at $400,000 all so looking for a pre-approval as place is up for auction in 3 weeks ( I think it impossible but we can only try) ..ps hope some one can help us |
