There is no doubt that just about all indudstries have "sharks" in their midst. One of the bestway to deal with a reputable operator is to check to see if they are members of their professional organisation.

In the case of Rent to Own or Vendor Finance providers, ask if they are members of the Vendor Finance (Wraps) Association of Australia. The Association has a strong Code of Professional Conduct.

You may rember that the Mortgage Broking industry had a pretty bad reputation in the 1990's. This has changed very much for the better with the wise guidance of the Mortgage Industry Association. The same is now happening to the Vendor Finance Industry under it's Association's guidance.

Be extremely careful of the sharks. Consider the possibility that it's actually better NOT to own a home (at all time record low affordability and value stats) than to be robbed blind. I shadow-shopped one "rent to own" and he was happy to sell me something at an implied $299k that was probably worth $200k.

Most who bought at stupid prices in Sydney on the "before the market completely overtakes us" theory are now mortgagee in posession and the banks are selling at 60% of what they're owed so be aware - property prices do NOT rise almost vertically in perpetuity. WA is even more cyclical than the rest of the country, for obvious reasons.

Hi

My suggestion would be to:
1. Read the post entitled Part IX Agreement on this board closely, then
2. Get as many local newspapers as you can and look in the real estate classified section for ads with a header something like, "Rent To Own", "No Bank Qualifying", "Owner Will Finance", etc. Ring these people as they may have a number of properties for sale or know other Vendor Financiers that have a property for sale in your area.
